Roof Replacement and External Refurbishment

London Southeast Colleges procured the services of H&V Building Services to carry out the renewal of the East block roof as part of a major refurbishment project.

The roof itself measured an overall area of 1000 M2 and included a steelwork platform that was craned into position to provide a mechanical services deck; the existing roof tank room enclosure was removed and replaced with a curtain walling enclosure and lastly to enhance the college energy efficiently 178nr PV solar panels were installed to the west roof. Having secured the contract in open competition the foremost factor from the college’s perspective was to have a significant amount of the project completed before the full volume of students and staff returned after the summer break. Works were carried out in hours and careful consideration had to be given to both staff & students in the adjacent occupied premises.

The project was carried out within budget and programme with a very satisfied client.

The works consisted of:

  • Complete removal of the existing roof and replacement with a Garland tapered insulated roofing system
  • Removal and replacement of lead flashings
  • Removal and replacement of handrail system to both main roof and subsidiary roofs
  • Removal and reinstatement of mechanical plant and electrical services including the phased shutdown of services
  • Removal of greenhouse structure
  • Asbestos removal to pipework
  • Installation of solar panels to the west roof lightwells
  • Craneage operation to lift steel deck platform to roof level
  • Installation of Steel plant deck platform in anticipation of future projects
  • Removal & replacement of curtain walling to the tank room
  • Installation of lightning protection throughout
